Half My House Has No Power: What It Means and What to Do

Half the lights work. The other half do not. The fridge is running but the microwave is dead, or the upstairs sockets are fine and the whole downstairs is out. Nothing tripped, the neighbours have power, and the utility says there is no outage on your street.

This is one of the few electrical faults where the right first move is to turn the main breaker off and call someone. Not because it is dramatic, but because the most common cause of partial power quietly destroys appliances and can start a fire while you are still working out what is wrong.

Why a House Can Lose Half Its Power

Your home is fed by a 240-volt supply that arrives as two 120-volt “legs” plus a neutral. Every circuit in the house is assigned to one leg or the other. Large appliances — the dryer, the range, the air conditioning condenser — use both legs together to get 240 volts.

When one leg fails, roughly half your circuits go dead while the other half carry on normally. That is why the pattern looks so random from inside the house: it does not follow rooms or floors, it follows how the panel was wired. It is also why the 240-volt appliances behave strangely — a dryer that tumbles but never heats is the classic symptom, because the motor runs on one leg and the heating element needs both.

The Four Things That Actually Cause It

1. A lost neutral — the dangerous one

This is the cause that makes partial power urgent rather than annoying. The neutral conductor is what keeps the two legs balanced at 120 volts each. If that connection fails — at the utility connection, the meter, or the main panel — the two legs stop being balanced. One side of your house can rise well above 120 volts while the other drops well below.

The signs are distinctive. Lights on one side of the house burn unusually bright while lights on the other side go dim. Bulbs blow repeatedly. Lights brighten and dim in step with each other as appliances cycle on and off. Electronics fail one after another over a few days.

Over-voltage does not trip a breaker. Breakers protect against too much current, not too much voltage, so nothing shuts off while your appliances cook. This is why “we’ll deal with it in the morning” is the wrong instinct here.

2. A failed main breaker or a burnt panel connection

Breakers wear out. One half of a main breaker can fail internally while the other half keeps working. More often what we find in older Rockland County panels is a connection that has loosened over decades of thermal cycling, overheated, and burnt away — a scorched bus bar, a discoloured lug, a wire with melted insulation at the terminal. 3. A utility-side fault

Sometimes the failure is outside your house entirely — a corroded splice at the weatherhead, a damaged service drop, a fault at the transformer. This is more common after storms, and more common in areas with older overhead lines and heavy tree cover, which describes a great deal of the Hudson Valley.

This matters because if the fault is on the utility’s side, the utility fixes it at no cost to you. Report it to Orange & Rockland or Central Hudson depending on your address, and describe the symptom precisely: “partial power, half the circuits are dead, lights on one side are dim and the other side is bright.” Those words will get it treated as a possible open neutral rather than logged as a routine outage.

4. A tripped breaker or a shared-neutral fault on a branch circuit

The mildest version. If only one area is out rather than half the house, it may simply be a tripped breaker or a GFCI that has cut out and taken several sockets with it. Check whether a GFCI outlet elsewhere — a bathroom, the garage, an exterior socket — has tripped, because one GFCI often protects a chain of outlets in other rooms. What to Do Right Now

  1. Check the pattern. Is it genuinely half the house, or one area? One area is usually a breaker or GFCI. Half the house is a leg or neutral problem.
  2. Look at the lights. If some are unusually bright and others are dim, or if they brighten and dim together, treat it as a lost neutral. That is the urgent version.
  3. Unplug what you can. Computers, televisions, anything with a control board. Over-voltage kills electronics quietly.
  4. Turn off the main breaker if you see the bright-and-dim pattern. It is the single switch that stops the damage. Do this only if you can reach it safely and there is no sign of heat, smoke or burning smell at the panel.
  5. Report it to your utility. The fault may be theirs, and they will come out.
  6. Call a licensed electrician. If the utility confirms their side is fine, the fault is inside your service equipment and needs opening up.

Do not open the panel cover. The main lugs stay live even with the main breaker off. There is nothing a homeowner can safely diagnose in there, and a lost neutral means the voltages inside are not what anyone would expect.

And if there is any burning smell, heat coming off the panel, buzzing or visible scorching, leave the panel alone entirely and call for emergency service.
